Fells Lane proposed self build. Layout and design – public consultation 3rd March 21
Whilst the planning application has not yet been received the Parish Council understands that it will come forward for consideration in the not too distant future. As part of the application process the Parish Council will be asked to comment on a number of broad principles known as a design code, for the site, these could include the following:-
Plot layout: Height: Separation distances: Building lines: Frontages: Orientation: Materials: Boundary treatments : Garages and outbuildings: Parking: Private amenity space. Landscaping: Waste & Recycling. Eco principles
A small working party has put together some initial ideas for discussion (copy attached) but the Council is keen to hear what the wider community thinks and so is planning to hold a public consultation meeting on Wednesday 3rd March at 7.00pm.
There is national guidance available on what a design code should cover and I attach an example and some guidance notes which might be helpful background.
It is important to point out that no decision has yet been made about whether or not to support the scheme. However, if it does go ahead, this process gives the Community an opportunity to influence how the site might look, hence the Council feels it is important to engage, albeit on the basis that all comments made will be on a “without prejudice” basis.
